A Buyer’s Agent is a real estate professional and market specialist who represents the buyer in a real estate transaction. The Buyer’s Agent represents the buyer and works on the buyer’s behalf safeguarding interests, negotiating prices, arranging financing, and managing the transaction closing.
Buyer’s Agent services are free to the buyer. In real estate transactions the seller pays the commission, which is a predetermined percentage of the sale, to HIS Agent. The agent makes an offer via the MLS to pay any other agent who sells the property. There is no cost to the buyer. (Unless you choose to pay.)
STEP ONE: Listen to what you say you want. Not only rooms, neighborhoods, and price but also things like style, floor plan, and amenities. In the course of our internet exchange he needs to learn enough to locate houses which you may have an interest in seeing and buying. This is far from the truth: An agent can only be paid for his/her work if a home is sold, so they tell what they know to help sell the homes. Seller's agents (the name on the sign), by law, cannot tell many things about the seller and his/her motivations. Being in the market daily, having listened to other agents and knowing their manner of working puts John in a helpful position when working exclusively with a buyer. John Kneece will tell you facts that may help in the selection process and the negotiations of price and terms. Some agents may be legally bound to NOT tell you many things which you will undoubtedly want to know. They may have relationships already in place which limit their legal ability to properly service your needs as a buyer. Builders many times have agents with whom they work on a long-term basis; this will clearly not serve the purposes of the buyers.
